Sandalwoods Capital Group acquires properties in multiple markets and has specific acquisition criteria which aligns with our investment strategy. Because success in Multifamily investing is firmly tied to relationships, we strive to source most of our opportunities (which are primarily unlisted assets) from a variety of Relationship Based Channels, including:

Operational Strategy

Sandalwoods Capital Group utilizes a operational strategy designed to force increases in property Net Operating Income (NOI) in newly acquired properties that compliment our physical Value Add Strategy.

These Operational improvements target specific areas where we can raise revenues and lower operational expenses in a number of ways, including:

• Increasing top line revenue via introducing new income streams, such as premium parking, high speed internet, onsite laundry facilities and more.

• Controlling and reducing costs via contract rebidding, outsourcing, better management, etc.

• Maximizing our advertising dollars via going to the places where tenants expect to find us: online marketing, SEO, Online tours, social media

• Improving tenant retention, reducing turnover time and expense, staff training. Etc.

• Separate metering of utilities and the use of modern energy efficient devices such as low energy lights, motion sensors, low flow toilets, shower heads, etc
